中國建筑董秘:對旗下地產平臺的考核主要包括在手項目拓展質量、銷售去化進度等指標

“目前,公司對于地產平臺的考核,主(zhu)要包(bao)括建(jian)立健全(quan)以房地產快速去化、現(xian)金(jin)(jin)(jin)快速回流(liu)、有現(xian)金(jin)(jin)(jin)流(liu)支撐的效益等指(zhi)標為導(dao)向的全(quan)周期考核機(ji)制。指(zhi)標主(zhu)要包(bao)括在手(shou)項目的拓展質量、開發建(jian)設、銷售(shou)(shou)去化進(jin)度等管控(kong)指(zhi)標,以及營業收入、利潤(run)、現(xian)金(jin)(jin)(jin)流(liu)、銷售(shou)(shou)額等經營指(zhi)標。同時,公司持續做(zuo)好(hao)風險控(kong)制,應對地產行(xing)業新發展階(jie)段特點。”

11月1日(ri),中(zhong)國建筑(SH601668,股價5.15元,市值2159億元)召(zhao)開2023年三季度業績(ji)說(shuo)明(ming)會,董事會秘書薛克(ke)慶在回答《每日(ri)經濟新聞》記者以(yi)投資者身份提出(chu)(chu)的對旗下地產平臺(tai)的內部(bu)考(kao)核指標時指出(chu)(chu)。

每(mei)經記者依據克而瑞榜單梳理,今(jin)年(nian)前三季度,中(zhong)(zhong)建玖合新(xin)增土(tu)地(di)(di)貨值(zhi)264.2億(yi)元(yuan)(yuan)(yuan),排名第(di)(di)18位(wei)(wei);中(zhong)(zhong)建壹品(pin)、中(zhong)(zhong)建東(dong)孚、中(zhong)(zhong)建智地(di)(di)新(xin)增土(tu)地(di)(di)貨值(zhi)分別(bie)為183.3億(yi)元(yuan)(yuan)(yuan)、165.4億(yi)元(yuan)(yuan)(yuan)、157.1億(yi)元(yuan)(yuan)(yuan),分別(bie)排名第(di)(di)26位(wei)(wei)、第(di)(di)29位(wei)(wei)、第(di)(di)30位(wei)(wei);再加(jia)上中(zhong)(zhong)海地(di)(di)產(chan)地(di)(di)1201.2億(yi)元(yuan)(yuan)(yuan)排名第(di)(di)5位(wei)(wei),中(zhong)(zhong)建系地(di)(di)產(chan)公司已經全面殺入行業TOP30陣營,占據5席。

根(gen)據中國建筑此前發布的(de)三季報(bao),報(bao)告期內,公(gong)司房建業務新(xin)(xin)簽(qian)(qian)合(he)(he)同(tong)(tong)(tong)(tong)額(e)19,833億(yi)(yi)(yi)元(yuan),同(tong)(tong)(tong)(tong)比(bi)增長11.6%。其(qi)中,工業廠(chang)房領(ling)域新(xin)(xin)簽(qian)(qian)合(he)(he)同(tong)(tong)(tong)(tong)額(e)同(tong)(tong)(tong)(tong)比(bi)增長57.3%;教育設施領(ling)域新(xin)(xin)簽(qian)(qian)合(he)(he)同(tong)(tong)(tong)(tong)額(e)同(tong)(tong)(tong)(tong)比(bi)增長19.5%;住宅領(ling)域新(xin)(xin)簽(qian)(qian)合(he)(he)同(tong)(tong)(tong)(tong)額(e)同(tong)(tong)(tong)(tong)比(bi)下降7.9%,占比(bi)下降至24.3%。實(shi)現營業收入(ru)10,798億(yi)(yi)(yi)元(yuan),同(tong)(tong)(tong)(tong)比(bi)增長10.7%;實(shi)現毛利772.7億(yi)(yi)(yi)元(yuan),同(tong)(tong)(tong)(tong)比(bi)增長9.6%。

房地(di)(di)產(chan)業務合(he)約(yue)銷售額3,335億元,同比增長22.4%;合(he)約(yue)銷售面(mian)積1,329萬(wan)平(ping)方米,同比增長21.1%;實(shi)現營業收(shou)入1,730億元,同比下降4.0%;實(shi)現毛利316.0億元,同比下降9.2%。新(xin)購置(zhi)土(tu)地(di)(di)儲(chu)備約(yue)585萬(wan)平(ping)方米,期末擁(yong)有土(tu)地(di)(di)儲(chu)備約(yue)8,447萬(wan)平(ping)方米。

薛克慶在(zai)介紹(shao)業績時強(qiang)調,今年前三季度(du)(du),中國建(jian)筑地(di)產(chan)業務合約(yue)銷(xiao)(xiao)售額、合約(yue)銷(xiao)(xiao)售面積分(fen)別(bie)同比增長(chang)22.4%、21.1%。根據(ju)克而瑞第三方機構數(shu)據(ju)對比,公司在(zai)合約(yue)銷(xiao)(xiao)售額、權益銷(xiao)(xiao)售額方面均(jun)保持市場(chang)領(ling)先。同時,擇機新增優(you)質(zhi)土地(di)儲(chu)備,公司前三季度(du)(du)新增土地(di)儲(chu)備約(yue)585萬平(ping)方米。

薛克(ke)慶(qing)表示,在嚴峻(jun)市場形勢、行(xing)業利潤不斷下探(tan)的大背景下,公司房地產(chan)業務承壓前行(xing),前三季度取(qu)得了良好銷(xiao)(xiao)售業績,實(shi)現合約(yue)銷(xiao)(xiao)售額3,335億元,同比增長22.4%。“公司充(chong)分(fen)發揮(hui)投資(zi)(zi)、設(she)計、建造、運(yun)營(ying)的全產(chan)業鏈優(you)勢,加速在實(shi)施房地產(chan)項(xiang)目投資(zi)(zi)、建設(she)進度,緊(jin)抓地產(chan)項(xiang)目的銷(xiao)(xiao)售去(qu)化、竣(jun)工交付和利潤結轉(zhuan)。”

對于(yu)城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)下的(de)投資(zi)(zi)機會(hui),薛克(ke)慶表(biao)示,國家深入實施城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)行(xing)動,持(chi)續推(tui)(tui)進(jin)老(lao)舊小區(qu)(qu)改(gai)造,完善城(cheng)市(shi)(shi)(shi)(shi)功能,提升城(cheng)市(shi)(shi)(shi)(shi)品質。據有(you)(you)關(guan)測算(suan),“十(shi)四五”期(qi)間,城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)有(you)(you)望帶動投資(zi)(zi)額超過15萬億(yi)元,其(qi)中(zhong)老(lao)舊小區(qu)(qu)改(gai)造的(de)市(shi)(shi)(shi)(shi)場規(gui)模有(you)(you)望超3.5萬億(yi)元。今(jin)年(nian)7月(yue),住(zhu)建(jian)部發布《關(guan)于(yu)扎實有(you)(you)序(xu)推(tui)(tui)進(jin)城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)工(gong)(gong)作(zuo)的(de)通知》,指(zhi)明了后續城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)的(de)總體思(si)路(lu)和要求,明確(que)了城(cheng)市(shi)(shi)(shi)(shi)更(geng)(geng)新(xin)五個維度工(gong)(gong)作(zuo)內容(rong)。
